Auctions

Buying or selling a property or land at auction can be daunting for anyone, so our team of specialists will assist with pre-purchase/sale advice ensuring the sale/purchase transaction runs smoothly. We assist sellers with creating a legal pack for potential vendors and review documents for buyers. We can also assist you with selling or purchasing the property after you have made or received an offer at auction. Timescales for purchasing a property at auction are fixed at the time of the auction, but we will advise you as to timescales at the outset of your matter.

Buy to let

As well as helping with the purchase of your Buy to Let property, we can also assist you with the legal requirements of becoming a landlord. Your property will need to meet strict safety standards and regular test for electrical equipment and gas appliances. Alongside this you will require a tenancy agreement to protect both yourself and your property; this is not covered by our conveyancing quote but a member of our Housing team will be able to assist you in this regard, should you wish. Development and regeneration

Our team of experts can assist you in all of the legal aspects of the development process. Our team have extensive knowledge of residential and mixed use developments and can advise on Section 106 agreements.

Help to buy/Shared ownership

These schemes are usually run through Housing Associations and are where you purchase a share of the property and then rent the remaining share. Most schemes have terms allowing you to purchase additional shares or buy the property outright over time. The terms and conditions associated with these schemes can be extremely complicated and our experts will be able to guide you through the process and answer any questions that arise. Leases and extensions

If you need a lease for your commercial property our team are on hand to help. We can draft leases on your behalf and can also give general advice to landlords. For tenants we can consider a draft lease and advise on the consequences in relation to tenure, rent review and maintenance clauses.

New build purchase

New build purchases are slightly different from buying an existing property as you are often expected to buy off plan before the property is built or part way through the construction process. Sometimes a developer will accept a part-exchange of your existing property which also makes the purchase more complex. Buying a new build property is often subject to time pressures from the developer. We will do our best to comply with the timescales required both by you and the developer. Typically, developers require exchange of contracts to take place within 6-8 weeks of reservation of the property; completion thereafter will depend upon when the property is structurally complete. In the majority of cases completion of a new build property takes place within 10 working days of the developer notifying us that the property is build complete. Timescales will be discussed with you fully during the course of the transaction.

Probate sales

Losing a loved one is an emotional time and having to deal with the sale or transfer of their property can increase stress levels. In addition to selling the property we can arrange to obtain Grant of Probate which you will need to sell the property. Our experts can also address any disputes that may arise or any debts connected to the property as well as answering any questions you may have. Remortgages

If you are in the position of renewing your mortgage you can seek independent advice from one of our experienced team. We will offer you a tailored service and guidance based on your circumstances. You do not need to do this with your lenders preferred solicitor. We would expect your remortgage to be completed within 6-8 weeks of receipt of your mortgage offer.

Residential

When purchasing a property our experts can ensure that the property you are buying meets expectations. We will confirm your instructions, check the title and prepare the contract of purchase. We complete all required searches relating to the property and the surrounding areas and answer any questions which may arise. Once you are happy with all of this we can prepare and exchange contracts on your behalf, approve a completion date and complete all of the registration paperwork.

Buying a home normally takes between 2 to 3 months and can take longer if you’re part of a chain. We will always try to move as quickly as possible within the parts of the process where we have influence. Retirement living

These properties come in many different types from complete villages to individual properties. They all need to conform with complex regulations and often come with their own set of restrictions and regulations that you must abide by. We can review your lease and occupation conditions ensuring you fully understand the restrictions and additional services that may be on offer.

Transfer of equity

Transfer of equity is the legal process for changing the ownership of a property, this includes adding or removing a person as the owner. We check all of the information is correct and review the title deeds before confirming with the Land Registry and your Mortgage Lender. Stamp Duty Land Tax may be due if there is a mortgage on the property and our experts can advise you on your situation and the options available to you. The preparation and submission of any Stamp Duty Land Tax Return will be included as part of our service in our quotation.
